Where is Westport?

Westport is located in the heart of the Rideau Lakes cottage country. This beautiful village is just 45 minutes north of Kingston, 3-hours east of Toronto, and 1.5 hours South West of Ottawa.

What is the projected community completion date?

Watercolour is expected to be completed in 2031. A limited number of homes will be crafted each year to ensure and maintain our meticulous attention to detail. Land Ark Homes has built over 300 homes in our 35 year history. Our community building plan forecasts building only 25 homes per year, ensuring slow and steady smart growth for Westport.

What types of homes will Watercolour include?

We currently offer bungalow and 2 storey single family homes as well as bungalow semi-detached homes and bungalow townhomes. This variety offers something for every stage of life and price range.

What is the average lot size?

Our lots come in a range of sizes. The average single family home lot size is 50 ’x 100. Bungalow semis and bungalow town lots ranging from semi detached homes being 25’ x 100’. Our first phase has many premium wider lots.

What size of homes do you offer?

Currently, our 5 Cottage-style bungalow homes range from 1,200-1,800 square feet. Two storey single family homes range from 1,800 to 2,500 square feet. Bungalow semis and towns range from 978 to 1442 square feet.

What is your deposit structure?

Watercolour requires a $20,000 deposit at contract signing and the balance of 10% of the home’s purchase price ten days later.

What are the school options in Westport?

Westport is home to elementary schools and a nearby secondary school:
Rideau Vista Public School.

St. Edwards Catholic School.

Should I upgrade to a finished lower level?

Finishing the lower level is just one of the ways to personalize and add comfortable living space to your new home. Your choice will depend on a variety of factors—are you looking for more storage space or are you looking to increase the square footage of usable living space? Do you need that living space now, or are you interested in finishing the basement yourself in the future? As a standard, all our lower levels are constructed with 8.5 ft. ceilings and generally , include a family/recreation room , a full bathroom and at least 1 bedroom. Please see the floorpans of your favourite model.

Are light fixtures and appliances included in your homes?

Interior and exterior LED light fixtures throughout our homes are included. We have multiple high-quality interior light packages for homeowners to choose from.

 

Appliances are not included. As is standard in most new builds, you will be asked to purchase and install your own appliances.

Are your homes energy efficient?

All Land Ark Homes are built to Net Zero Ready standards that are set to be mandated in 2030. Why buy an obsolete home when you can buy a future proof home now? You can own one of our homes and use up to 80% less energy than a standard code built home. Save money and save the environment by living in a high performance home now.

Do your homes use septic systems and/or wells?

The entire Watercolour neighbourhood is connected to municipal sewer and water systems. Garbage collection is curbside once a week.

Are your parks & trails and green spaces available for public use?

Phase 1 Harvest Creek Parks almost 1 km of trails are intentionally preserved greenspace for public enjoyment. A variety of interconnected parks, storm water ponds, trails, sidewalks, will provide over 10 km of walking paths throughout the community for public use. More than 15% of Watercolour is dedicated to parks and recreation for meaningful connection to nature and community by every member of Westport.

Do you host weddings?

We currently do not have a venue to host weddings but maybe in the future

Are there benefits to moving to Westport?

The simple answer? Yes. Live a healthier lifestyle. You can walk to all your daily needs. Westport offers coffee shops, restaurants, a brewpub, winery, library, post office, grocery store all within a 15-minute walk of the community. Bike to Foley Mountain.
