Where is Westport?
Westport is 45 minutes north of Kingston, 3-hours east of Toronto, and 1.5hours South West of Ottawa. It’s the prime location for people looking for new homes in the rideau lakes cottage country.
What is the projected project completion date?
Watercolour is expected to be completed in 2031. A limited number of homes will be crafted each year to ensure meticulous attention to detail. Land Ark Homes has built over 300 homes in its 30 year history. Our community building plan forecasts building only 25 homes per year. Slow and steady smart growth for Westport.
What types of homes will Watercolour include?
Current phases include single family homes. Future phases include townhomes and semi-detached homes to cater to a wider age, stage of life and price range.
What is the average lot size?
Our lots come in a range of sizes. The average single family home site is 50 ’x 100’. Townhome lots are 20’ x 100’. And semi detached homes will be 25’ x 100’. Our first phase has many premium wider lots.
What size of homes do you offer?
Currently, our 5 Cottage Collection bungalow homes are from 1,200-1,800 square feet. Two storey homes range from 1,800 to 2,500 square feet.
What is your deposit structure?
Watercolour requires a $20,000 deposit at contract signing and the balance of 10% of the homes purchase price ten days later.
What are the school options in Westport?
I'm buying a townhouse or single family home. Should I upgrade to a finished basement?
That is entirely up to you. There is a fairly even split among past customers who have chosen to upgrade to a finished lower level. Your choice will depend on a variety of factors—are you looking for more storage space or are you looking to increase the square footage of usable living space? Do you need that living space now, or are you interested in finishing the basement yourself in the future? As a standard, all our basements come with 8 ft. ceilings. Our finished basements, depending on house model, can include an additional bedroom, a full bathroom with custom cabinetry and stone countertops, and a recreation room.
Are light fixtures and appliances included in your homes?
Interior and exterior light fixtures throughout our homes are included. We have multiple high-quality interior light packages for homeowners to choose from.
Appliances are not included. As is standard in most new builds, you will be asked to purchase and install your own appliances.
Are your homes energy efficient?
All Land Ark Homes are now built to Net Zero Energy Ready standards meaning one of our homes will use up to 80% less energy than a standard code built home. The building code is changing to mandate all new homes are built to be Net Zero Energy Ready in 2030. Why wait? Live in a high performance home now.
Do your homes use septic systems and/or wells?
The entire Watercolour neighbourhood is connected to municipal sewer and water systems. Garbage collection is curbside once a week.
Are your parks & trails and green spaces available for public use?
Phase 1 Harvest Creek Parks almost 1 km of trails are intentionally preserved greenspace for public enjoyment. A variety of interconnected parks, storm water ponds, trails, sidewalks, will provide over 10 km of walking paths throughout the community for public use. More than 15% of Watercolour is dedicated to parks and recreation for meaningful connection to creation and community by every member of Westport.
Do you host weddings?
We hope to have a community venue to host weddings.
Are there benefits to moving to Westport?
The simple answer? Yes. Live a healthier lifestyle. You can walk to all your daily needs. Westport offers coffee shops, 7 restaurants, a brewpub, winery, library, post office, grocery store all within a 15-minute walk of the community. Bike to Foley Mountain. Hike the Rideau Trail from Kingston to Ottawa. Westport is the hub of it all. Foley Mountain has cross country skiing, snowshoeing right on your doorstep. Swim at the Lions Club Beach on Sand Lake.
